Preventive Maintenance
Preventive maintenance is essential to keep timber case and sash windows in working order, not only for their care and preservation, but also to avoid costly repairs from developing over time. So many of these historic windows are lost every year due to neglect or by replacement u.p.v.c. double glazed windows. Preventative maintenance, once a year would greatly extend the life of your Sash Windows.
When putty dries out or cracks develop, capillary action draws moisture between it and the timber of the sash and glazing bars, this quickly leads to decay, as does any open joints on box frames, sashes, perimeters of frames (open joints or gaps which allows water ingress will only accelerate decay). Any signs of the break down of paint finishes must be repaired and repainted, any build up of new paint must be removed so windows can open and close freely.
Regular inspection of windows (annually)
1. Check for any open joints on box frames and sashes
2. Check for cracks or gaps between putty and the glass
3. Check for peeling or loose paint which may trap moisture
4. Check for any build up of new paint
5. Check frame perimeter for gaps
6. Check condition of sash cords
7. Check locks
